Simplifying the process 

Letting your property can be complicated and demanding but we simplify the process, ensuring that you find the right tenant to match your property and taking care of every aspect of its management on your behalf.

What we will do:

  • We will use our up-to-date market analysis to supply informed, accurate advice about the rental amount your property can achieve. Our valuations are made available within 24-hours of visiting your property.
  • We will organise viewings and show your property to prospective tenants. We will communicate with you about the number of viewings undertaken and any feedback received during those viewings.
  • Once an offer has been made, we will obtain professional third-party tenant references and organise credit check(s), carry out Right to Rent checks and request all required documents such as ID and visa (where required) and proof of current address.
  • We will generate a tenancy agreement to be signed by all parties and send out a Tenancy pack which will include copies of all legally required documents such as the ‘How to rent’ guide, a copy of the gas safety record, energy performance certificate, electrical certificate etc.
  • We will arrange to collect the deposit from the tenant. This is usually equivalent to 5 weeks rent, in addition to the first months’ rent which is payable up front. At the same time, we shall arrange for the inventory and check-in to take place.
  • We organise the transfer of utilities and council tax accounts to ensure a smooth handover.
  • We will contact you in a timely manner as an existing tenancy draws to a close so that the remarketing campaign can begin early enough to minimise any gaps between tenancies.
